South Florida Condos for Rent

Furnished, Seasonal or Annual

Rental condominiums in South Florida come furnished or unfurnished, by the season or on an annual lease, and the building's rules usually decide which. Many associations require a minimum term and board approval, so timing matters. In exchange you get the amenities, the security and a location that is hard to buy into. We confirm the association’s terms before you apply, so there are no surprises at move-in.

Inside Condo Renting

Why Rent a Condo in Fort Lauderdale

  • Waterfront views on the New River, the Intracoastal and the ocean
  • Resort amenities such as pools, spas, fitness centers, concierge and valet
  • Security: staffed lobbies, controlled access and secure parking
  • Walkable locations near Las Olas Boulevard, downtown and the beach
  • A way to try a building before you buy in it

Seasonal or Annual

  • Seasonal rentals: usually furnished, for a few months during the winter season, at a higher monthly rate
  • Annual leases: furnished or unfurnished, typically 12 months, at a lower monthly rate
  • Taxes on short stays: rentals of six months or less are generally subject to Florida sales tax and local tourist tax

Many buildings set a minimum lease term and limit how many times a unit can be leased each year, so not every condo can be rented seasonally. We check before you fall in love with one.

Association Approval

Most Fort Lauderdale condo associations must approve new tenants before move-in.

  • A written application, often with a background check
  • An application fee paid to the association
  • In some buildings, an interview or orientation
  • Approval can take days to several weeks, so we build that time into your move-in date

Rules That Apply to Tenants

  • Pets: the building's rules apply even if the owner allows pets, and some buildings do not allow tenant pets at all
  • Vehicles and parking: assigned spaces, valet rules and limits on guest parking
  • Move-in rules: elevator reservations, move-in deposits and set moving hours
  • Guests and amenities: rules on guest stays and amenity access

Move-In Costs

  • First month's rent, and often last month's rent
  • A security deposit
  • Association application and move-in fees
  • A pet deposit, if pets are allowed
  • Renter's insurance (HO-4), which many owners and buildings require

Your Security Deposit

Florida law sets deadlines for returning deposits. After you move out, the landlord must return the deposit within 15 days, or send written notice within 30 days of any amount they intend to keep. Take dated photos at move-in and move-out.

We are not attorneys. For questions about your rights under a lease, we recommend a Florida real estate attorney.

Frequently Asked Questions

How far ahead should I look for a seasonal rental?
The best seasonal condos often book months before the winter season. Starting early gives you the most choice.

Can I bring my pet?
Only if both the owner and the building allow it. Many buildings limit size, breed or the number of pets, and some do not allow tenant pets.

What about service or emotional support animals?
Service animals and emotional support animals are not considered pets under fair housing law, so pet restrictions and pet fees generally do not apply. If the need isn’t obvious, the owner or association may ask for documentation, and in Florida it must come from a provider who knows you personally. Ask us how to handle the request before you apply.

Do I need renter's insurance?
The building's policy does not cover your belongings or your liability. Many leases and associations require an HO-4 policy.

How long does approval take?
It depends on the building. Some approve within days, others take several weeks. We submit applications as early as possible.
