Las Olas River House is a 42-story condominium tower in downtown Fort Lauderdale, on the New River. It was completed in 2004 during the downtown high-rise boom, alongside towers such as Las Olas Grand, and it was the tallest building in Fort Lauderdale until Icon Las Olas passed it in 2017. The tower rises 452 feet above the New River.
The building is known for its curved facade, with balconies on every floor. Residences run one, two and three bedrooms, with a small number of larger homes of up to five bedrooms on the upper floors. Units have private balconies, floor-to-ceiling windows, high-impact windows and doors, and their own laundry rooms.
Exposures here are unusually varied for a single address. Depending on the line, a unit looks out over the ocean, the Intracoastal, the New River, the city skyline, the canal or the pool deck. That spread is worth working through before you settle on a floor, because the difference between two units at the same price can be entirely about which way they face.
The pool is a spiral-shaped heated infinity pool on a tropical deck with cabanas. There is a spa with treatment rooms, a jacuzzi and sauna, and a putting green on the roof. The fitness center runs about 10,000 square feet and is glass-walled, looking out over the New River.
A 60,000 square foot rooftop garden sits on the sixth floor. The social rooms around it include a cocktail bistro lounge, a piano lounge, a wine cellar, a billiard and game room, a party and community room, a community kitchen and a quiet library.
Entry is through a dramatic waterfall and a zen lobby with a koi pond, and the building uses smart features for one-touch access to the amenities. There is a business center, a private meeting room and a large conference area, with high-speed internet and premium cable included. Staffing covers 24-hour concierge, a doorman, on-site management and 24-hour maintenance.
The building runs its own art committee, a pro bono group that recruits South Florida artists and places their work on the walls throughout the common areas. What hangs at Las Olas River House is by working local artists rather than the stock prints most towers buy.
The committee programs the calendar as well as the walls. Educational sessions, artist demonstrations, workshops, museum partnerships and cultural excursions run through the year, so residents learn directly from the artists showing in the building rather than only walking past the work.
The community has its own boat dock and ocean access by water. Outside there are barbecue grills and a picnic area, a bike room with trail access, and a playground.
The community is gated, with security guards, video patrol, card or code access, a secure lobby and secure elevators. Parking is one assigned garage space per unit plus one to two open spaces, alongside secure garage parking, valet and guest parking. Pets are allowed with a $100 pet deposit, and breed restrictions apply.
Monthly fees cover management, insurance, the reserve fund, structural maintenance, grounds maintenance, common areas, amenities, pool, parking, security, road maintenance, cable TV, internet, hot water, water, sewer and trash. Fees vary with unit size, so the current figure is worth confirming on any specific unit.
The building sits in the middle of Fort Lauderdale dining, bars, nightlife and shopping, with the Riverwalk running along the New River and a pedestrian route through to Las Olas Boulevard. The NSU Art Museum and its collection of about 7,500 works is close by, as is the historic Stranahan House Museum. Las Olas Beach is about three miles away, with quick access to Interstate 95 and Fort Lauderdale-Hollywood International.
Huizenga Park, a short walk along the Riverwalk, reopened in January 2026 after a $15 million redesign. It now has a civic lawn for events and outdoor movies, the restored Spirit of Fort Lauderdale fountain, shaded terraces, downtown’s first dog run and a children’s play area, with the riverfront restaurant Sweetwaters set to open this fall.
