Idlewyld

Between Las Olas and the Beach

Idlewyld sits in east Fort Lauderdale between Las Olas Boulevard and the beach, a compact waterfront enclave on the Intracoastal. Most of its homes face water, and the ones that do not sit a short walk from it. It is one of the few addresses in the city where the boulevard, the marina and the sand are all within a few minutes. It is a small enclave, and inventory reflects that.

Inside Idlewyld

Where Idlewyld Sits

Idlewyld occupies a small pocket of east Fort Lauderdale between Las Olas Boulevard and Fort Lauderdale Beach, just west of the Intracoastal Waterway and immediately east of the Las Olas Isles. The neighborhood is compact, and that is much of the appeal. It is bounded by water and by the boulevard rather than by other subdivisions, so it does not blur into anything around it. Homes along the eastern edge look across the Intracoastal toward the marina and the vessels moored there.

The Homes

This is a single-family neighborhood. The majority of its houses are waterfront, with a smaller number of dry-lot homes set back from the seawall. The architecture is mixed rather than uniform: Mediterranean and Spanish-style estates sit near mid-century ranches, and the streets hold original houses, heavily renovated ones and newer construction side by side. Age, size, condition and level of renovation vary widely from address to address, which means two houses on the same block can be very different propositions.

Water and Dockage

Most of the value here is in the water frontage. Dockage, water depth, seawall condition and the navigational route out to the ocean all differ by address, and they are worth confirming for a specific property rather than assumed for the neighborhood as a whole. For a boat owner this is the first question to answer and the one that most affects what a given house is worth.

Everyday Life

The restaurants, galleries and shops of Las Olas Boulevard sit at one end of the neighborhood and Fort Lauderdale Beach at the other. Whether a particular address is a comfortable walk to either depends on where in Idlewyld it sits, but few places in the city put both within the same short distance. Public school assignments in Broward County are made by address and are periodically redrawn, so the current zone should be confirmed for the specific property.

Who Buys in Idlewyld

Buyers here are usually choosing the location first. The neighborhood suits people who want a boat and a walkable evening in the same place, and who would rather have a small, quiet enclave than a large subdivision. Because the housing stock is so varied, it also draws buyers looking for a renovation on a street where finished houses have already set a high bar.
